Abstract

In the construction industries current situation and construction practices needed a much efforts to balance the main three factors time, money and quality. For this Value Engineering (VE) is a proven management technique that contribute to value enhancement of project and cost reduction in construction projects. Many a time, Value Engineering (VE) is confused with cost cutting exercises in construction industry. The essential difference between conventional cost cutting and VE is that it involves reducing the cost by improving the functionality through lesser consumption of energy in terms of manpower, materials, and machines. It was found that if multidisciplinary teams of engineers were involved than the benefit of VE is much greater. Value Engineering (VE) is effective
techniques to identify and eliminate unnecessary costs associates with building design, construction, operations, maintenance. The methodology is involved three main stages, Pre-Study of the Value Engineering, value engineering job plan, and post study of the value engineering. In this study, how the principles of Value Engineering are applied in housing construction projects is explained, by mean of providing better quality with lower cost. This study is focused on effectiveness of value engineering concept in housing projects. Study aimed to reduce overall cost of housing project without compromising the performance by identifying and reducing unnecessary costs. Value engineering methodology for this study consist six phase job plans namely information phase, function analysis phase, creative phase, evaluation phase, development phase and recommendation phase. In this work value engineering study applied on housing project located at Ahmedabad city. Value engineering job plan will be applied for overall cost reduction by identifying and reducing unnecessary costs.
